A planning application has been submitted for a M&S Foodhall to be built near the A49 in Ludlow.
The proposed development is located with access off Sheet Road, on the outskirts of the market town.
The planning statement accompanies a full planning application for a proposed 2,016.8sqm retail unit with a net trading area of 1,398sqm on land at Sheet Road, Ludlow. It seeks to explain the proposal, its compliance with relevant national and local planning policy have regard also to material planning considerations.
The proposed site is located to the east of Ludlow at one of the principal gateways into the town. The proposed site lies to the southeast of the A49 Trunk Road junction with the eastern arm of Sheet Road.
The proposal is a retail unit of just over 2,000sq.m with car parking (No. spaces not stated) for an M&S Food Hall.
This will be located about 1 mile or a 20-minute walk (at 3mph) from Ludlow town centre. This proposal is credited with bringing out of town retail floorspace to east Ludlow. Further north at Rocks Green, close to the A49 junction with the A4117, a recently developed Sainsburys with Argos is now trading.
However, the application for an M&S Foodstore at Sheet Road in Ludlow has already received an objection from a member of the public who raises concerns about the impact on the town centre and other businesses.
The local resident says:
“There should be a retail impact assessment to determine the effect on existing retail trade.
“This should take note of the all the existing vacant premises in the Town Centre and also the vacant premises on Weeping Cross Lane.
“This impact assessment should include assessment of the reasons why these premises are vacant. Otherwise, these existing vacant retail premises could be deliberately ignored on the grounds that there cannot be additional adverse impact on unused retail sites.”
